I need Help!!! Working and Gaming PC Build

Hello everybody, im new to the forum, and sorry for my english is very bad.

I need help.

i want to build a computer for working and gaming, but for several years in the future (6-8 years) .
The program that i used the most are:

Autocad
SketchUp
Revit
Vray
Lumion
Photoshop
Ilustrator
Adove Premier
Adove After Effects

And sometimes im working with 4 or 5 software at the same time.

In Video games im a casual player, im not obsessed with 2k or 4k... im only want to play games in 1080p but with good fps in high quality.
ive been thinking in this:

GPU: Nvidia RTX 3060 (beacause of the 12vram) but radeon RX 6600 XT seems to be a good option too. The RTX 3070 is and option too... but worth the extra money?
CPU: intel Core i5-12600. can afford the i7-12700 but is really that neccesary?
Motherboard: Please help me with this i dont know nothing of motherboards
RAM: i think 32 GB, but i dont know is had to be DDR4 or DDR5, again it worth the extra money? any model recommended?
Hard Drives: 3 - 2 SSD 500GB and 1 HDD 2t. any suggections?
Cooling: dont know anything about this item, its necessary? suggestion please.

Please dont take this specs literaly... if anydody has a better idea with same results an low budget please feel free to contribute.
im very open to suggestions.

GPU: If you are using Adobe Premier Pro, you can take advantage of the extra Cuda cores in the RTX 3070. I don't know about the other programs you are using, but I have first hand experience with Premiere.

CPU: I'd go with atleast 8 cores if I were to build a PC that should last 5-6 years. You also use it for a lot of programs that can take advantage of the extra cores.

Motherboard: This one is easy. First find the ones that supports your CPU, then choose according to how many SATA-, USB,- M.2-ports you need.

Storage: I'd go full SSD when you don't need more storage than that. Get a fast 1TB M.2 for OS and programs, and another 2TB for other things. I'd also go full NVME M.2 to avoid cables.

Cooling: I am the wrong person to ask, as I am a full custom loop guy. But I will say this, you need intake and exhaust fans on your case. Intake in front, and exhaust in the top and back.

RAM: Getting 32GB is nice, but DDR5 is still expensive, and you will get a lot more for your money if you go with DDR4.

What is your budget, what country are you located and do you have a monitor?

Budget is not an issue... but i dont want to buy things that im not gonna really use in all of its power.
seems to me that a good medium-high end computer is more than enough. im not interested in a high end PC. i want a good PC that does the job.

Im from chile, but all the parts im gonna buy it in USA, i have a couple of best friends living there that travels in holidays back home.

yes i have a couple 1080p 60hz, but im thinking to change it to this.

EDit: I know there are a lot of monitor with G-sync or Free-sync but i dont think im gonna really used it. but if some of you think its an importante feature, please let me know.
