If your build is primarily for gaming then I'd wait until next week (January 6th) when Intel's locked cpu's are due for release and read the reviews w/benchmarks on sites such as Tom's Hardware, Tech Power Up and Guru3d. Keep a particular eye out for the reviews of the Core i9-12900F ($439.99) and the Core i7-11700F ($324.99). If those chips are a hit like most of us expect then I'd pair up one of those cpu's with a high end B660 board and Windows 10. Those boards will be released the same day as those cpu's. If those reviews suck then look at this build down below paired up with Windows 11.
