What country are you located and what is your budget?

I was thinking about a 12700kf myself, they're an amazing deal atm, 230eur in Poland.
They don't require new memory too. z690 boards go on sale too regularly.
However, if you're building from scratch and don't have ram to transfer like I do, ddr5 is a better option than buying new ddr4 now.
