7800X3D build vs 12700K build advice needed

First post, so bear with me

I survived a scare with my PC. Ended up having bad RAM, but I had so many errors (1000+) with MEMTEST that I was concerned the mobo was the actual problem. RAM was replaced and no errors so I think I'm in the clear. During that process though, I bought a 7800X3D cpu in case I needed it. With pricing and availability being such a roller coaster ride, I saw the chip for around retail pricing and scooped it up. I have free return if I don't use it, but need to decide what I'm doing in the next 30 days.

I am off work through the New Year and now I have building a new PC in my head. Looking for advice for primarily a gaming PC. I typically play older games: Battlefield 1 & V, Star Wars The Old Republic. But have recently gotten into Diablo4, Star Wars Jedi: Fallen Order and Squadrons. I also intend to check out Path of Exile 2 and possibly Balder's Gate 3. My work doesn't require anything that pushes the limits of my PC, but I am starting to use FreeCAD to draw up woodworking plans...but even that isn't testing the capabilities of the hardware or software.

I am struggling with finding a mobo for the 7800X3D. X670E and X870E are hit or miss. I really like the specs and reviews of AS Rock Taichi and Nova even though I know they are likely overkill for what I am using my PC for..... also I have never owned anything AS Rock. It sounds like getting those in X670E won't happen because (IIRC) those boards are no longer being manufactured. And right now availability on the 870E boards is bad.

I am also considering Intel 12th Gen i7 and am hesitant to jump into the 13th and 14th gens because of the issues they are having with voltage. I can get an i7 with a very good board for much cheaper than going the 7800X3D route. Right now on Newegg the ASRock Z690 Taichi Razer Edition is $169 and I am partial to it due to having other Razer peripherals and this discounted price compared to original retail. But am open to suggestions.

RAM will be determined by CPU/Board

My question is, how much real world difference will I see between 7800X3D on an X670E or X870E, the specific board would vary depending on availability/price, and i7 12700K or KF on ASRock Taichi Razer Edition

Also of importance, I am considering going back to watercooling and eventually using woodworking experience by building a new desk with the PC incorporated into it. So the PC may eventually be an art/technology piece with watercooling and some lowkey tasteful lighting.

I am also having some heat issues with the 6800XT. It's within spec but it creates so much heat that it warms up my small study and the current case sits under the desk warming up my legs. I am considering watercooling and replacement card in an effort to mitigate the heat and move it somewhere. I also have heating and air experience. My study sits on the outside wall of my house and could design something the actually expels the heat from the case outside. Obviously that is a lot of work, but a possibility if I can get the heat moved somewhere other than under my desk.

Cards I'm considering are 4080 because there are so many more waterblocks, or 7800xt, 7900xt or 7900xtx.

I am also open to doing a fresh install of Windows11, given that support for 10 is ending.

Expect the 7800x3D to start dropping in price within the next three weeks. If your primary use is gaming then that cpu is tough to beat other than the almost non existent 9800x3D. Another socket to keep your eye on is the recently released Arrow Lake lineup. Intel is working on a update that's supposed to give those cpu's a significant boost in regards to gaming.
